BUSINESS ACCOMMODATIONS - Milbank Industrial Park

The Milbank Industrial Park is a property consisting of eighteen (18) lots each located within the city
limits of Milbank, SD. The Park has access from both SD Highway 15 (one city block) and US Highway
12, (four city blocks). The Park is zoned for Light Industrial. The Pak has written covenants designed
to encourage development and to protect both existing and newly established businesses.
Lot Information - The following information is specific to Lots 3 - 17 and is accurate as of
July 31, 2009.

  1. Lots 3 thru 17 are served by a street of industrial strength concrete or 5” asphalt, with curb, gutter
    and storm sewer.

  2. Ten (10) lots remain for sale ranging in size 1.77 to 2.59 acres. Individual or multiple lots are
    available.

  3. The Park is supplied by a 12” water line and a 12” sewer line. Each lot is supplied by a 2” water
    line and 6” sewer line, plumbed to the lot entrance.

  4. Water and sewer service are supplied by the City of Milbank.

  5. Utility Suppliers: Electric Service: Otter Tail Power Company. Natural Gas Service: Northwestern
    Public Service.

  6. Lots 9, 18 and 19 are included in a future project completion activity and will reflect similar upgrades
    to those found in Lots 3 - 17.

  7. Currently, five businesses are located in the Park; Montage, Norm’s Repair and Trucking, Ken’s
    Transfer, Ron’s Equipment Painting and Milbank House Movers.

  8. The Community has a full range of communication services available, including seven local service
    providers, five long-distance and five internet service options. Additionally, the community
    is fully wired with fiber optics.
